Longhaugh & St Luke’s

Development comprises two former primary school sites (Longhaugh & St Luke’s) located in the Fintry area of Dundee. The development offered a total of 74no. units with 32no. units located on the Longhaugh and 42no. units on the St Luke’s site.

Wellwood Leslie worked closely with Dundee Health & Social Care Partnership, to understand the tenants unique and challenging needs to translate this into a brief that would help inform the design of a usable and safe environment for the end users.

Although separate planning applications were prepared for each, both sites were built concurrently, and a new drainage system was constructed connecting both site at once. This brought unique challenges for the contractor as the proposed development was bounded on all sides by roads and existing boundary treatments needed to remain in place due to the close proximity to the local primary school. Sensitive planting and choice of fencing provided a sorted boundary end.

All properties were designed to have barrier free access allowing adaptability for tenant’s future requirements in accordance with the housing for varying needs and building standard regulations. In addition to this, the houses were designed to be energy efficient. The dwellings were also designed to achieve Silver Aspect 1 & 2 of the Scottish Technical Standards through a fabric first approach and the use of wastewater heat recover, gas boiler flue heat recovery.
